7.3.1 Written Policies for Maintenance and Repair
Each location is responsible for the proper maintenance and repair of the exterior and interior of all buildings and systems, landscaping, playgrounds, parking lots, athletic fields and furnishings. Locations are responsible for developing and implementing a written maintenance plan for the facilties. The plan must be prepared in conjunction with the location's health and safety programs.
Facility maintenance and repairs should be conducted in a timely, efficient and safe manner to maintain the integrity and functionality of the facilities.
Proper maintenance and repair of facilities relies on a schedule that identifies weekly, monthly, quarterly and annual maintenance tasks. For example:
- Weekly: general cleaning of interior spaces that are used daily, including public space, office and classroom furniture, chairs, tables, lockers, electronics, and other equipment
- Monthly: cleaning and/or testing of fire life safety systems and special equipment as required by the manufacturer
- Quarterly: inspection and cleaning of exteriors such as gutters and downspouts, HVAC systems, security cameras
- Annual: inspections of roofs, windows, plumbing, drainage, security systems, including fencing and gates, intrusion detection, and alarm systems, video surveillance systems, fire extinguishers, interior sprinklers, and fire alarm systems, paving, electrical and communication systems (i.e., phone systems, computers, servers, and wired and wireless networks)
